During declarant control your appointee is the board, so every early denial and every complaint lands on you. These are the rules Havara holds everyone to, the developer included.
You set it up on a computer
Anyone can create an account on the web console and start a community. Whoever creates it is seated on the board.
The lot list goes in on the console
On the Standard or Manager plan, paste the whole list or upload a CSV. On the other plans, add homes one at a time. Each home has a label and can carry an address and a lot number.
Each buyer is invited to their own home
Setup happens on the web console. The invite that seats a buyer on their own lot is sent from the Havara app on iPhone, so plan for both.
Architectural requests run on a clock
The countdown starts when the owner submits. A denial cannot be recorded without a written reason. Havara warns the board about an overdue request and never approves one on its own.
Compliance cases follow a named rule
A case is filed under a named rule, the cure deadline is worked out from that rule, and the case timeline can only be added to. Nobody edits it afterwards.
Notices keep an acknowledgement roster
Post a notice and see who acknowledged it in the app.
Documents have three visibility levels
The database decides who can open each file, so board-only minutes stay board only.
Know the limits before your first closing.
- Havara moves no money. It does not collect, process or transmit dues, fines or fees, and it produces no resale or estoppel certificates.
- You cannot open a company or portfolio account yourself. Each community is set up on its own.
- There is no Android app yet. The app is on the App Store for iPhone.
- There is no public access. Joining a community takes an invitation or a join request its board approves, so a prospective buyer cannot open the community's documents in Havara on their own before they buy.
- A community can hold 20 documents, and Ask reads up to 100 pages of any one document.

The short answers.
Can buyers use it before closing?
Not on their own. A community opens only to people it invites or whose join request its board approves, so there is no public page of rules for a prospective buyer.
Does it handle dues payments?
It records them. It does not take them. On the Standard or Manager plan the board keeps a dues and payments ledger for each home: it records payments made outside Havara and adds charges, a fine for example, and credits. Havara does not collect, process or transmit dues, fines or fees, so the money moves through whatever the association uses today.
How many documents can we upload?
20 per community, on every tier. Ask reads up to 100 pages of each one.
What happens at turnover?
The record stays with the community. The owners' board takes over the same community, with its decisions, notices, documents and case timelines already in it.
Is it on Android?
Not yet. Havara is on the App Store for iPhone today.
